Most strata schemes aren't badly managed by accident. Strata management is a demanding, specialised profession and the industry has spent decades undertrained, overloaded, and incentivised to grow portfolios rather than serve them. The result is managers who don't know what they don't know, committees left to fill the gaps, and buildings that quietly deteriorate while everyone assumes someone else is on top of it.

Recently, it emerged that Australia's largest strata management company – with a 10% national market share and 26 different brands – lobbied a government review panel in secret to protect insurance commissions from being banned.

Their argument: 70% of strata companies would collapse without them.

That figure says everything. The majority of the industry has built its business model around revenue that comes directly from a conflict of interest with its clients; the higher your premium, the more your manager earns. 

In NSW, managers are required to disclose commissions. But as the Hayne banking royal commission found, disclosure alone doesn't fix a conflict of interest. It just makes it visible.

The strata industry profits from your decisions in ways most owners never see. Insurance commissions. Referral fees from contractors. Preferred supplier arrangements. Rebates from service providers. Bonuses tied to how much managers bill you. Any arrangement where your manager stands to benefit financially from a recommendation they make on your behalf creates the same problem: their interests and yours stop being the same.

Athos Strata rejects this practice entirely. We do not request, accept, or retain any commissions, kickbacks, or benefits from third-party service providers, either directly or indirectly. Our staff aren't paid bonuses based on what they bill you – they're rewarded based on how well your building is managed.

 

We are 100% funded by YOU. It's not just our policy. It's in every contract we sign. We built our business around the premise that genuinely independent advice requires genuinely independent income.

 

And unlike 70% of the industry, our business model doesn't depend on a conflict of interest surviving a government ban.
